A: At Miami Breeze Property Management, we understand that a vacant unit can be a financial burden. Therefore, we do not charge any management fees when your property is unoccupied. Instead, our fee structure includes a one-time rental fee equivalent to one month's rent upon securing a tenant for the first month. After that, a standard monthly management fee is applied for each subsequent month the property is occupied. This approach ensures that our interests are aligned with yours, focusing on minimizing vacancies and maintaining steady tenancy.
Q: Who holds the security deposit and when do I get paid as a property owner?
A: At Miami Breeze Property Management, the security deposit is held by you, the property owner, ensuring you have direct control over these funds. As for payments, owner's distributions are efficiently handled through ACH transfers at no additional charge. You can expect these payments to be processed and transferred to your account between the 8th and 12th of each month following the collection of rent. This structured approach ensures clear financial management and timely distributions.
